Many large brokerage firms are actually virtual networks of independent agents.  The firm provides the online tools and support network and the agents generate their own leads using the firm branding.

Examples of this business model are Invis Inc.   and  Mortgage Intelligence Inc.

This is possible because of the tools available for  mortgage origination which in Ontario are primarily  Basis100 and Filogix.

These tools allow mortgage agents to enter all of a clients information required to obtain a mortgage,  and then provide a platform to  administer, adjudicate and communicate the results of a mortgage application.  Applications are directed to all of the major institutional lenders electronically.   Mortgage  insurance companies, appraisers, and title insurers are also electronically connected as is the credit bureau and a credit report is obtained automatically.
